I will make it believable and set up a website etc. But she might also have a problem with running a business from a residential place

Look at your contract and see if there's any "no work from home" clause before you say anything to her about running any business from home.

I'm also starting to think that it might be a malicious client even. I have just seen that there is something called land services here and it's basically a register whereby anyone can find the name of the landlord of a property for just a small fee. My landlord is a famous property developer so it's not hard to find his contact details when you google his name.

Literally every client who comes comments on how beautiful the apartment and area is and how jealous they are but a few days ago I had a guy who kept going on and on about it. He said that he hopes I am not daft enough to work where I live no matter how beautiful it is as anything could happen and that he was going to come back and knock to ask for a dinner date. He also asked who I work for, I advertise as independent so it was weird. I almost kicked him out and told him I would call the police if he ever showed up unannounced and that I don't live here, it's a friend's place (lie). Maybe the neighbour is innocent but just nosy and racist, I don't even know at this point and it's driving me crazy.

I don't know about Australia but in the UK texts and emails are legal documents so I make a point of keeping all communications to text and email, even if I expect the issue to be also discussed on the phone. I also record all phone conversations with landlords/agents using a call recorder app (could be useful in court. You never know).

In your case I would hold fire until you've spoken to her in person. Your neighbour will have been trying to paint a terrible picture of you over the phone, making the place sound like a 24 hour brothel/drug den to encourage her to kick you out. Once she comes over and sees it's in pristine condition, she is unlikely to give two fucks about having guys over even if she knows you're hooking a bit or just assumes you shag a load of guys from tinder.

I understand why you;re feeling so paranoid, me thinks you shouldn;t worry about the colourful client (he would need to find that property link, give his name and debit card number etc.. to much work me thinks), I believe it's your stalky neighbour who is bored as hel the one who outed youl.

Yes I had checked, there's nothing. In online forums it just says that one must seek permission before starting. So maybe I will leave it

Ana 30 it is always easy to assume racism is behind everything but i bet this nosey neighbour would be the same if he saw a young white blonde having 2 men a day or a older mature red head white woman having men in daily.

Most neighbours are just anti sex workers unfortunately and possibly if she is the only black lady around the estate yes it is possible a few of the neighbours have gossiped about " have you noticed a black lady has moved in" that type of thing.

Love sex dreams you could think up with some of these ideas to throw them off your back certainly worth a try but just be prepared that it is possible that might work hard to confirm what you are doing then give you notice.

Only saying be prepared as i have had this happen few times.

Yes most tenancy agreements have a clause not being able to run a business from the property usually, unless you have an agreement where you can.

I would still carry on as you are and if the worst happens then you can find somewhere else. Only one thing though you said about being a student if you was on a visa of some kind and not allowed to work or only few hours that could cause a problem but obviously not sure of your situation.

By law she cannot kick her out (if she's under a a tennancy contract) till land lady doesn't prove she's breaking her lease. A neighbour saying she has too many visitors is no proof of anything. Land lady can not renew her contract (once it expires) but she cannot kick her out unless she has solid proof of anything.

She can give her notice and break the tenancy agreement if she finds out for a fact she is doing sex work from there.  It is easy to find out go through adverts of a black lady get her friends/ hubby/ relatives or neighbours to call up and arrange a booking. Quite easy to get proof if you want the person gone...but maybe the landlady will be ok if she visits there and thinks the place is kept nice but hard to say until a bit of time has passed.

Hi,
I think the best way is to keep some student books on the table and to create in your place a real student atmosphere. That way, you can also say, you pay for private courses to get a better grade. And if somebody comes to your flat while in company, you can always pretend that you are doing, just now, a course. Just don't keep anything in view that can call attention.

Unlike Uk leases, the NSW leases don't have a moral clause so she would have to give another reason I guess plus escorting is fully legal. But I am expecting the worst now and I am so sad  :'(

You shouldn't be sad. I believe the outcome is going to be good. I just hope that stalky neighbour with too much time on his hands is not playing detective and going through the hooker ads in your local area trying to find you. He does sound like a punter.

Ok sorry assumed you was in UK. I would try not to worry what will be will be but if you are prepared for the worst then you can make back up plans just incase. Or if really worried stop working there just live there and work from.a hotel possibly?

Yes, that's the main worry. He gave me punter vibes too. Maybe he already set up an appointment and no showed in the not so distant past, you never know. I usually send the address (non existent street number but correct street name). Then direct from there, there are no landmarks here unfortunately. Maybe he got his confirmation of what I am doing already
