seemed very polite over the phone. when i arrived at the premises in pe7, there was other people at the house who weren't expecting me. embarrassing to say the least. i called and texted him and he didn't answer

Did you establish he was at the address he was claiming to be at (and just wouldn't come out) DL, or just go along on the off chance? It would be helpful to know whether he's going to catch out people who do their security checks.
