Looking for a living + working studio/ 1 bed flat in Zones 1 - 2/3. My guarantor/ landlord references are all ready to go.

Location-wise, ideally Northern/ Victoria/ Central lines with a National Rail Terminal.

I'm lucky enough to have a budget of £1600 pcm (all inclusive), and I need to move by Jan 12th 2020. 

Open to flatsharing (ideally no more than 2 bed) again, though in a space I can do incalls unrestricted.



If you don't have/know anywhere or anyone, advice is still appreciated. 

- Is it ever a good idea to tell landlords upfront you're an SW? I failed a referencing check because of the cash-based income history, even though I have a guarantor and landlord reference.

- How do you find living on your own; was there a significant increase in business?

- If you live on your own, how did you get past the checks? I have everything but my bank statements look really sketchy. I'm not a Photoshop whiz and I don't want to open myself to a suit down the line.

if You are self employed they like three years proof of that.
I'm glad I got all the Cynthia Payne books before the prices rocked to sky high.

I wouldn't advise trying to photoshop accounts.

That would be more of an issue if you were going for a mortgage or if you got a rental then didn’t pay the rent.

no? Why would they need that? They ask for your last years tax return and if you do not cut what they are asking if you can pay 6 months upfront or have savings more than say 8k in accounts? Depends on agencies.

You either pay upfront 6 months in advance, or show your self employment status - tax return, 6 months bank statements, etc. Having only references  won't do. Having guarantor, you can try to say you are student, etc.

Honestly this budget is not that high for london if you are looking for all inclusive place. You can look places such as angel, kings cross (barnsburry), highbury & islington. Caledonian Road station. Maybe look at gumtree for private landlords
