Seeking one bedroom flat in London for long term renting

I am writing this post for a friend ( I have taken 6 months off from working) she wants a flat for her to live and work, she wants the landlord to know what she is doing so no issues arise in the future.
I would really appreciate it if anyone could tell me any information on this
