Does anyone know is its possible to rent a flat from an agency and pay a deposit and 6 months rent up front and not have to have a credit check? I asked a friend who is a letting agent and she said her agency would still do the check, I just think this is silly considering you're giving them all this money up front anyway. Just wondering if anyone has experienced this?

I have rented from agencies and not had check done but I much prefer to rent from an individual letter as you get lots less hassle.

It may depend on where abouts in the country you are.

Letting agencies make stupid amounts of money from doing credit checks. Of course they're still going to want to do them.

It will probably be no cheaper to rent from landlord direct but as we know we are probably going to be breaking the terms of the lease by running a business from the premises then they are easier to dupe.   I got the apartment I use from gumtree and it is a private landlady, which is what I prefer.

Oh yeah I rented a studio once from an agency and the contract said I could not do any profession there. And that if I break the terms then they have the right to enter into the premises at any time bla bla blah. Thank God I didn't have any problem. But never rented from a landlord before, so if you rent from a landlord, does it also say in the contract that you can not do any business in the flat? or can you negotiate the contract terms with the landlord (I mean what to include/not to include)??

You can, but if they know that you're doing incalls there, typically either the price goes up or they want some freebies. Or both. So if you're going to tell them anything, use a cover story.

Realistically, if you pay the money on time and don't trash the place, most landlords won't care, so why tell them? About the only exception is if this is somewhere they want to live again, when they can be concerned about what the neighbours think. But as one of the basic rules of sex work is 'don't annoy the neighbours', that shouldn't be a problem either.

Most tenancy agreements are usually worded in a standard format, however that's not to say landlords don't bend their own rules. Plenty of people in all sorts of professions work from home, especially since the invent of the internet.

When i rented my first flat it was straight threw the landlord and in the lease it was pretty specific about how people are not aloud to work from home.

But i only had one inspection the whole time i lived there (a year) . no problems.

Normally they say you cannot work and live there, mainly just to cover there backs. I think its standard protocol of leases these days...
