I think it's the best way for me to work long term, but I'm nervous about it.

Ideally I'd only like to see regulars there but that really cuts down on work.
I'm outcall only in a rural area and it's very very quiet. I'm lucky if I can arrange 2 bookings when I do a hotel incall, which barely makes it worthwhile.

Any tips or warnings about working from home?

I've merged this with one of the existing threads (there are plenty but this is the most recent I could find quickly); plenty of tips above :)

I worked at home on and off a few years ago.
There were problems just the same as occur on tour.
Examples:
Breaking my shower.
Turning up without an appointment.
Upsetting neighbours with not following parking instructions.
Thinking it was okay to park outside my house if they had visited before.
Being overly nosey in my house.

I would do it if you have to but offer hour long appointments only for discretionary purposes.

Also, get them to park away from your house and stay on the phone with them whilst they're walking to you and make sure you can see them first before letting them in. My house number isn't visible from the road so this was a good option for me.

As Kirsty mentioned - I don't offer 15 minute bookings for discretion.
Never had anyone knock for an appt without making one.
Nothing has ever been broken but there is still time probably.
My home is set up that they can't see any other room other than hallway and bedroom which is lucky. When I do a massage in my living room I turn the pictures of my kids around, but I actually don't have many.
I have had a few nosy questions but I like dropping in to the conversation that I have an excellent security system.
Never had issues with neighbours but I'm low level anyway. Did once had one park on my driveway after I gave him address and I told him off.
I have other work from home businesses that I made a point of telling my neighbours about so they weren't suspicious. I don't see anyone after 7/8pm.
