Me again, I’m after some advice regarding renting and going through estate agents, I’ve always lived in a house share but now it’s time for my own place, I do work full time from home as a admin assistant and as the pay is awful the majority of my income is made up from escorting, I live in the West Midlands so I’ve accounted for the average rent and bills around £700-£800, I have told the estate agents on a view flats I’ve viewed that I’m just a admin assistant but what could I tell them that makes up my other income?  I have good credit etc so I don’t think I would fail the checks and my landlord could give me a good reference etc.

Any advice would be great, I have read through the topics but all seem to be regarding renting in London.

I had the same issue, if the income from your day job isn’t sufficient then show them savings. It resolved the issues for me as they knew the money was on account and therefore I have enough to cover the tenancy duration.

Maybe not very helpful short term, but having an accountant is always useful, as they can provide a guarantee of your earnings without necessarily showing exactly where the money came from (depending on how demanding the landlord/letting agency is).

Another thing if you really like a place is to offer 6 months rent upfront, or even 12 if you have the cash.

anyway do not pay upfront lol. you do not know neighbour, how the flat keep maintaining etc. they want 3 bank statement. buid up a linkdin profile with your assistant job and give them link. be professional and should work.
