Two addresses/applying for tenancy
« on: 06 March 2017, 11:46:52 am »
I am currently renting two properties, one a work flat and one my home.

I would like to move to a different work flat and would like to say my work flat is my current address (it would make more sense when getting a landlord reference and if I dealt with the same letting agent again).

I know that when applying for tenancy I need to prove my address, so I now have bank statements going to the work address and will be changing the address on my driving licence. Now, on the electoral roll I am registered on my home address, just as everything else (tax, dvla, insurance, bank accounts).

I'm starting to babble a bit, so I will ask this: are letting agents' checks thorough enough to notice this?

Also, changing the address on my driving licence feels like I'm doing something illegal, even though it is a property I rent. Is there any chance I might get into trouble for doing that?

Hi Quinn

Having a bank account going to an address means your registered with the credit reference agencies; this is something all Estate Agents are authorized to check at any time; they also have to do this for their "insurance schemes" which protects the property owner in case of non payment

Might be useful to have a cover story; what about staying at a partners house most of the time but just need the "security" of your own flat? Don't mention doing any work as most tenancy agreements don't allow any type of business; remember though your not doing anything illegal whatsoever although if the landlord or/and estate agent knew they "might" ask you to leave otoh why would they ask a law abiding  trouble free tenant to leave who doesn't irritate the neighbors or damage the property?

Drivers license
The law requires that you "register" your license and keep it up to date with a penalty of some type maybe points or a fine if you don't; but it's fine as long as it's some type of place you can call home; so when people travel abroad and take a year out they register at their parents address or with people working abroad temporarily they register at a partners address or family member which is fine; I've checked this myself with the DVLA which is why I know

Lilith, thanks for your reply!

So should I change the address of all bank accounts to my work flat? I have changed just one of them in order to verify my address (when I applied for the current work flat, I needed to show a bank statement).

Do you know if lettings agents verify addresses in any other way? E.g. electoral roll

My cover story is that I used to live at my home address, but broke up with boyfriend and moved into my work flat. Hopefully I might get away with a few inconsistencies if I claim to have forgotten to change addresses.

As far as I'm aware the fine for driving license not being "up to date" at your current address is 1k GBP. 😳

It is up to date though, because she is a legal resident of her work flat.

 :o That's a huge amount!!

So if you leave any bank accounts registered at your current "home" address then it will display on your credit file that you are still living there; so if you're shown as living in two different addresses it won't necessarily cause problems but better to have them moved home address as well as the electoral role ideally; as this forms a fundamental when applying for mobile phone contracts; Virgin services and estate agent vetting

Invaluable information. Thank you very much!

Yes with banks and financial services they regularly "update" the credit file on a monthly basis; so any changes during that month like if you got married and your name changed would be updated on the credit file; same with change of addresses

Also don't try for single occupancy I did that and they ran a check ( the council) and found me financially linked with one property ( cards etc)  and my other rented property full address so. Got billed, after  it was after I'd left the property and after an email to say I had paid everything due to them ( council tax).
