Hello,
I want to rent a flat in London and use it to live and work occasionally. Is it possible to rent by paying 6 months advance because I haven't been consistent with work and don't have bank statements to proof income.

I think that will be hard. You can definitely pay 6 months in advance but usually they want a reference of some sort. When I rented the first time I didn’t have a reference from a previous landlord, so I had to give them a reference from my accountant. Do you pay tax on your income from escorting? If not, you should start. Even if it’s not consistent, it will help you in future and situations like this especially. Reference and proof of income is mandatory when it comes to renting. I also remember they did a rent affordability check, to see if I was eligible to rent based in my income. I actually wasn’t, but I offered 6 months upfront and they accepted my offer.

I agree with Faye - I paid six months upfront for my first London flat because I hadn't rented in years and had no references, but I still had to show bank statements/recent tax return (I didn't pass the affordability check either :D) and that was pre covid - it's a lot tougher now.

Unfortunately the sort of landlords who don't care about proper checks probably aren't the sort of landlords you want, but if you can come up with a plausible reason and you have the money it'll help. I'd avoid the big agencies and look for a private landlord as they'll be in a position to make individual decisions rather than having to toe some company line :)

Thank you so much Faye and Amy. Always great advice. I will phone some agencies tomorrow to get more information. I am looking for private landlords too, but the locations are away from Central or rent is super high (almost double) and some are short term renting from 3 months. I would like at least 6 months so let's see. I have rented in the past with 6 months advance but I can't clearly remember if there were other terms or income checks. It was over 10 years ago.
