Renting for the first time
« on: 03 April 2021, 09:40:46 am »
Hi Ladies,

Me again, I’m after some advice regarding renting and going through estate agents, I’ve always lived in a house share but now it’s time for my own place, I do work full time from home as a admin assistant and as the pay is awful the majority of my income is made up from escorting, I live in the West Midlands so I’ve accounted for the average rent and bills around £700-£800, I have told the estate agents on a view flats I’ve viewed that I’m just a admin assistant but what could I tell them that makes up my other income?  I have good credit etc so I don’t think I would fail the checks and my landlord could give me a good reference etc.

Any advice would be great, I have read through the topics but all seem to be regarding renting in London.

xx

In addition to landlord references, they will want to see proof of income via bank statements. They might also ask for a reference from your place of work confirming your employment too. Some might even ask for a guarantor too. Regarding other income, they might not necessarily as where that comes from, they are only interested in knowing you can pay your bills.

Paying 6 months rent upfront usually resolves any issues or awkward questions.

I had the same issue, if the income from your day job isn’t sufficient then show them savings. It resolved the issues for me as they knew the money was on account and therefore I have enough to cover the tenancy duration.

Maybe not very helpful short term, but having an accountant is always useful, as they can provide a guarantee of your earnings without necessarily showing exactly where the money came from (depending on how demanding the landlord/letting agency is).

Another thing if you really like a place is to offer 6 months rent upfront, or even 12 if you have the cash.

I'm in the West Mids, estate agents only asked for 3 months rent upfront even though I didn't have a guarantor and I didn't make 3x the rent. As Kay said, I think it is super helpful to have an accountant because he just verified my yearly income to them, plus having a separate bank account (regardless of whether its a business one or not) is good because you can hand over your personal statements with your regular transactions rather than the other which is probably mainly cash deposits.

I'm guilty of having told my potential landlords in the past that I work for so and so company or as an admin assistant for someone and given a friends or client name. He didn;t acted as a guarantor by any means but landlord called asking for refrences and he told him I had been working for him for years and my salary was x. I always got the apartment. ;D
