Hey

I did a search and found some old posts but nothing more recent. Did see some talk about a financial help/advice section but cant seem to find it.

Wanted some info about getting a mortgage while being self employed as a SW. Mainly what did they ask about what you do and were you upfront about it or did you put down a different job title. I think I have model on my tax return and did once try to get a business bank account but they refused to accept I earn what I earned being a model and I had to admit to being an 'adult model'  ;D. So they then turned me down.

I don't think the job title makes any difference, at least compared with showing regular income etc. An accountant is probably your best friend in this regard.

I did kinda think they dont care about your title as long as you have the income. Guess I just dont want an awkward conversation!
I have earnings from webcamming that go straight into my bank so feel I cant lie too much as they have a paper trail that isnt hard to trace back to AW if they wanted to find out.

I seem to remember there was a case of someone in a sex related job who obtained mortgages using a different job title. Also have a rough idea if insurance is involved there could be problems if a different job title is discovered.

I would ask your accountant if they know a good mortgage broker, this is what I did , or if you know any one else in the business who has used a broker recently get a recommendation from them.  This is how I did it a few years back.  Unfortunately I cant recommend anyone as it was too many years ago.  When I did apply, they put my job title as Model, as that is what I was doing at the time.

They wanted 3 years of accounts from me, which my accountant was able to provide.

I was informed by my accountant that it’s best to change the title to something “normal” like therapist or beautician or personal trainer. It doesn’t matter to hmrc but does to banks apparently

Oh and the accountant told me that she knows of clients who have been denied loans on that basis so she’s put me down as a “therapist”.

It's not a sex work issue specifically, it's because they don't think anybody in sex work will likely be doing their job (and earning an adequate amount) for the length of time that a mortgage lasts. Obviously they don't want to extend a twenty five year loan for a huge sum of money to somebody who they suspect may not be able to keep the premiums up, plus there's likely to be at least a few ignorant tosspots among them who think that nobody over the age of thirty could ever get paid for sex ::).

This is the exact reason my broker got creative with my job title.

That’s also true. It might be more to do with the lack of longevity - or so they think ;)

My nephews  just had his mortgage approved  and Barclays didn’t even want to see his bank statements just the  account where the deposit was kept

 I was really surprised at that as generally banks/ mortgage lenders  want to see spending habits going back 3 months

I don’t know if it was because he is putting down a big deposit of 100k and it went from my account to his -   
They wanted to see my bank statements for proof of where the deposit came from
but then didn’t want to see any of his bank statements

They did want his P60 and P45

He used a broker London & County who are fee free and whole of market not tied to one lender
