Incalls: Hotels or Renting Another SP's Flat?

I realise that there's a much larger market for incalls than outcalls and have decided to start offering them. However, I don't want to use hotels because I would like to retain anonymity. In addition I might book a hotel for 5 hours and pay for it and end up with no bookings. I don't want to take deposits to avoid this because I prefer to deal exclusively in cash. Renting another SP's work flat seems like a good option because I can pay in cash and if my client's a no-show I lose less money because I can just pay for 1 hr. I've never done incalls before and would like to know what the normal arrangement is for others who normally rent another SP's work flat. I don't mind bringing my own snacks/drinks/toiletries but do I have to clean the flat too?

I think you'll find the vast majority of SP's who rent their premises out still require money up front for the time you want to book else they will have to declined others wanting the room also at the same time. It is a business after all. Snacks and drinks you would have to bring yourself of course but I have never had to clean the flat myself , fresh towels always provided.

I used to rent a by the hour incall room from a local lady years ago, and I always got rid of my rubbish and generally tidied up, put used towels in the laundry and suchlike but that was it - I'd have happily cleaned if she'd asked or at least stripped the bed, but I don't think it was changed that much anyway :-X.
