How to rent a house without proof of income???

Girls, how do you guys prove your income without a regular monthly salary statement?
i know something places you can put 3-6 months upfront but i am worried once landlord found out and kick me out immediately i lost the up upfront.
what do you guys do?

Unfortunately, this is a risk of paying rent upfront. I do not think anything can be done to mitigate this other than you taking utmost care not to be detected.

As an aside, under Section 21, a landlord has to give you two months notice that he is evicting you, so at the very least, try and see if they will accept three months rent upfront if only to lessen your financial risk.

If you pay tax then you should be able to prove your monthly earnings.

Even paying upfront you would still need references etc and a credit check. 

If you take a 6 month tenancy and was caught working then the landlord would have to take you too court to evict you as you would have broken one of the terms of the tenancy and this can take a while.

After the end of the 6 months, at the moment I believe it's 2 months notice however this is changing to 6 months notice soon (this could just be in wales though)  So essentially anyone taking a 6 month has 12 months really, but not if you break clauses of the lease, but as I said earlier they can only evict you via the courts.

As said, your tax returns or bank statements may help, but I got a statement from my accountant.

Hi, as was mentioned before, you don't need to be employed to rent a property. It is important however to have an accountant that can vouch for you and can provide your tax returns. My landlord only requested tax returns for 1 year in advance, I know some agencies/ landlord can ask for 2 years of records. I never work from my apartment so I am not sure about your other question, but what I would suggest is try to stay away from family neighborhoods and look for places for young professionals, this way you could hope most of the residents are away 9-5 and perhaps you can work then. The rental market has had a complete overhaul in recent years.  Landlords are now only legally allowed to request the equivalent of five weeks rent. This is the law now, so any landlord asking for payment of more than five weeks as a deposit needs to be reported.

Paying for rent in advance means you forfeit the amount paid should you be evicted.  Advance rent paid is not returnable.  However, the eviction process is very long and it more than stands to reason if you did "offer" six months and paid it, that money would be exhausted by the time you were legally evicted.

The landlord has a statutory right to ask for documentation nowadays, as the eviction process requires the landlord to prove certain aspects of the "right to rent"; therefore, no sane landlord nowadays will give you keys to an asset worth half a million without proving you can afford the rent.
