Buying a flat

Hello girls
I am trying to get a mortgage to buy a house. I am in the process of applying. Is there someone who can guide me through the process? What will the bank and the thankssolicitor say seeing that it s a completely cash job? Do I need to prepare a website or receipt to create a cover story? Thanks

I got a mortgage last year. I think they wanted to see 2 years tax returns and 3 months of bank statements. But I didn't say I was an escort. I am down as a life coach on my tax returns. I do have a website too but was never asked to see proof other than the tax returns.
    I would recommend not saying your an escort because you have to convince them you are going to be earning this amount of money for the length of your mortgage(usually 20+years) so having an income which many equate to being young, good looking and physically fit isn't going to be a good idea.  I would be interested to know if anyone has got a mortgage whilst being open about sex work.
  Also I would get a mortgage advisor. I found them very helpful.

One last question: my job is officially beauty therapist. However in the tax years 24/25 I put around 61k in my bank account and I ll declare 37k. It s not too much for a beauty therapist? The bank could get suspicious? Thanks Regards

Your income is what it says on your accounts, tax return , the record HMRC has. It doesn't matter how much you put in your bank account.

And business people have expenses, so presumably your accounting records show you took about £60k but had about £23k of expenses and made about £37k profit after paying expenses. If not, perhaps some of the money came as gifts from family or friends - but not too much! Or someone lent you some money that you will eventually pay back - if these are small amounts, they won't be a problem.

And perfect - that would be a normal breakdown for a typical sole trader.

You always want to be able to "explain" where any money came from if it is in your bank account.

Roughly the average income in the UK is around £35k.

Exactly. Assuming that this figure is with your expenses taken off and anything remaining of the other £24K you banked was from a legitimate non-income source, and therefore not taxable (gambling winnings for example) then all you need to do is prove where it came from? You can bank any amount of money you like provided you can account for every penny, and it will be only look suspicious if there's some discrepancy somewhere.

There are salons/clinics near me which charge a small fortune for beauty treatments - £61K for a beauty therapist doesn't sound even remotely odd to me :)
