The OP didn't mention cash, she said money upfront - I paid extra rent in advance when I got my first flat in London because I didn't have references and hadn't rented in years. If you do offer a large amount of rent upfront make sure you get everytninc in writing and check your tenancy agreement carefully.

You'll need proof of income and some kind of cover story so going with whatever your tax return says is likely to be easiest (you can change this too). If you have landlord references even better but it depends a lot on who you're dealing with; lettings agencies tend to be a lot stricter IME but that doesn't mean it's impossible

I was asked for two years tax returns. Your income has to be 2.5x the rent amount. If not then usually they would accept 6 months rent up front.

Similar - I had to show the most recent tax return plus six months bank statements. This is in Central London though, and it might be different somewhere less competitive.

When I moved it was bank statements again plus a reference from the last flat and no tax return (or extra rent), but that was a private landlord rather than an agency. So if you get turned away the first time you can always keep trying

I was going to ask about this as I am currently in the process of moving myself. Before I saved up 6months worth when I didn't have enough of a tax record but now I do have 3+years.

I used to have a work reference from a friend who helped as he knew what I did (he sadly passed) and I have put sex worker/escort on my actual tax returns. When I give a tax reference will that come up? I've not done this process like this before so I feel really out of sorts and very nervous  I don't know if I will have enough time as I don't know the time length as of yet but I was even thinking of saving a years worth of rent. I was told end of July and August has been notoriously crap and slow as per and I am still working towards saving so hoping September bears more fruit but any help or advice would be appreciated!
