I work from home in a location just like this and it suits me perfectly  :) I wouldn't want them parking right outside anyway!

Sounds perfect. Me and my clients like discretion so parking a few minutes away works well for them.

I work like this and it's fine. I sometimes get a bit of whining that they had to walk for 30 seconds or the odd one who gets lost walking in a straight line but it's more discreet than having them park straight outside.

Things to consider:

Is the paid parking somewhere that clients would have a reasonable excuse to be? EG outside some shops? If it's in the middle of a residential street, some may feel they don't have an excuse if their car is "recognised" by someone they know.

Are the directions to get to your place simple and easy to explain? "Walk down to the main road and turn left, then it's no 120 on the left hand side of the street" is simple; "Turn around so that you're facing St Mildred's, then take the 2nd right, use the zebra crossing, turn right on the other side, look for the postbox and take the left after that into Acacia Avenue, then the 3rd left into Cross Street" is going to cause problems.

Is the parking a reasonable rate compared to other areas, and is the payment method easy? Whichever it is, I'd put something on your text to say "Parking is £2.50 for an hour and the machine takes coins, cards or PaybyPhone app"

Is the entrance to your place overlooked by any neighbours?

Does that area feel "safe" at the times you want to work? EG if you work daytimes, does it feel okay between 9-5pm, and is the rush hour traffic a problem? If you work nights, go to the location at the hours you work - are there people about, would you feel safe leaving or entering at this hour, potentially with a wad of cash on you?

I wouldn't necessarily rule a place out because of it, but it really depends on the layout. EG if a neighbour is sitting in their front room, will they see your client arriving at the door? If it's intercom entry, would they then know which flat the client was coming to? If you're on the 2nd floor and only the ground floor overlooks the entrance then I wouldn't worry about it. But if it's a ground floor flat you're considering, that might be more problematic.

Sometimes you do have to take a leap of faith - my last place, I shared a driveway with the neighbour. Was never a problem as they were out at work all day. But then lockdown hit, they were furloughed, and suddenly every client walking up my drive was noticed.

I wouldn't take a place that was overlooked by neighbours with things as they are at the minute.
Bad enough in normal times if you are planning on seeing a number of clients per day but during a lockdown you never know if any of the neighbours are going to report you if they are that way inclined when they see a number of men entering your property.
