Anyone was working close to Victoria station London?

I just want to ask how it's look work there. Is it busy area and what type of punters are there? I know for everyone can looks different but I will be happy to get any details. I found nice flat but expensive  :(so before I will get it any opinion will be helpfull.

I've worked in the area a short walk away from the Station, and loved it. Clients were the usual mix really, and lots of guys coming up to London for work, meetings, shopping, AGMs etc., and usually with a bit of time to kill before catching their train back to Sussex. Busy and anonymous area, with small hotels that mean nobody checks out who walks by. Not many families with small children, which is also a bonus. Belgravia/Sloane Square/Knightsbridge are close, so lots of upmarket punters. I'd go back there like a shot... Good luck, whatever you decide.

Clients were the usual mix really, and lots of guys coming up to London for work, meetings, shopping, AGMs etc., and usually with a bit of time to kill before catching their train back to Sussex. Busy and anonymous area, with small hotels that mean nobody checks out who walks by. Not many families with small children, which is also a bonus. Belgravia/Sloane Square/Knightsbridge are close, so lots of upmarket punters. I'd go back there like a shot... Good luck, whatever you decide.

I can only speak from a visiting point of view, but I work in Victoria roughly every third London trip (I'm also a short walk from the station at the moment) and I agree - I've always found it to be busy.

I don't market to the 'upmarket' punters, so I don't find I get many of the Sloane set (which is probably just as well) but I get plenty of the folks I like - it's a relatively easy place to get to, there's a big bus station as well as the trains and it's also the main route into town from Gatwick Airport, don't forget. One of the first places I based myself in London for any length of time was Pimlico just down the road, and that's nice too.

One of the founders of SAAFE worked here for years, and I know she always liked it and did well. I'd definitely recommend :).

I found a place in Pimlico but it's about 13mins walk from a Pimlico station and about 20mins from Victoria station. Not sure if it's not too far???

That might be a little far Sonia. I think a lot of clients are popping in between lunch breaks and meetings and/ or quickly before heading home to their families, so they really appreciate the convenience of a nearby tube station- no less than 5-10 mins. Weekends are more relaxed but not every client is able to get away from home at the weekends so you need to make most of your money during the week.

I share your pain re flat costs, it is very unaffordable to have a decent one bed flat in Central London, its actually cheaper to rent out a two bedroom when you split the costs with your flatmate. But then again not every girl wants to share and a lot of clients appreciate undisturbed environment. I used to flat with someone before, 2 bedroom flat and the girl was very busy, she had a client every two hours, and the constant ringing bells, constantly busy bathroom etc. were disturbing my clients and probably vice and versa. Sometimes, you can't win.

If you're 13 minutes walk from Pimlico tube are you sure you're not nearer to another station? It's not a huge part of town and Vauxhall, St James's Park, Westminster and Sloane Square stations are all fairly close by.

I'd say anything up to 15 minutes walk in most places would be fine, but I agree that in very central parts where punters are mostly just nipping out and haven't got a lot of time it may be a bit too far. It's not so much the distance but the fact that others are probably a lot easier to get to and that's going to affect your business.

I really think 10-15 mins is fine as long as it's a major train station, to me I'm more annoyed if I have to go somewhere that only links to one line so I have to jump off and on... honestly, walking up the damn stairs and waiting for the next train? That's 5-10 mins right there depending on the station. And I would rather walk through the streets than sit in some stinky tube station.

I've never worked less than a 10-15 minute walk from a station and I have never had a problem. My last flat I shared with another girl and we had entirely differently clients, she was more PSE same day bookings, I'm GFE usually booked 1-3 days, rarely do I get same day bookings anymore, i.e. guys who have an hour to kill so will you see me now, and we were both always busy. I would say you work by Victoria on your profile as it's more well-known than Pimlico, then when you're texting you can say "if you want a shorter walk, just stay on the Victoria line for an extra stop." It's up to them. Personally, I'd prefer the longer walk if I wasn't on the Victoria line.
