I'm looking at flats in communal buildings to rent and live /work


What's your home/work set up?

In a block of flats?
Ever had trouble with neighbours?

I think punters prefer blocks of flats as nobody knows which specific flat they’re going to. I think my house is perfectly discrete and I don’t work every day or see many clients but some think it isn’t discrete in case of curtain twitchers. All neighbours are under 40 and work full time so it’s unlikely but you never know

I find blocks of flats with more then one exit are generally better, also free parking nearby rather then designated parking space assigned to your flat, so that neighbours don't clock different cars coming/going

Flats as other ladies suggest.
Easy access parking not residents parking which would be a nightmare  :FF.
Parking is crucial , free and easy is best if possible
No problems with neighbours but I own my place and most tenants are out at work while I'm in.

Depends on your location, blocks of flats locally were not discrete even with visitor parking. Many got the flat number wrong, would park in allocated bays, phoned outside shouting into their phones.

Since then I've found terraces better, and clients have been fine with paid parking at a distance. In many ways it's more discrete for many, and feels safer.

You mean terraced houses?

I live in a terraced house and would love to work from home, but my street is small which concerns me.  I've been looking for a apartment for a few months but not found the right one as yet.

When I look I have a checklist, so I don't get too excited and take the first one that looks ok. 

Is flat fit for purpose
Price
No ground floor flats, for my security
Not on a busy main road that gets blocked with traffic
Close to motorway links so can catch several areas not just the one I dwell in
Must be more than 25+ flats in block for me to go unnoticed
Off road parking for me
Free parking on site or as close to, for clients
Neighbours
Where does the landlord/letting agent reside?  In the building?  if so then discard

Good checklist. I had some of those on mine. Although I have a dog. And really wanting ground floor little own patio garden area with the flat. But within a large block where client has to come in main door and buzz in to access coming to me for in call. I know there's a small risk of a mad stalker trying things. But when I speak to girls who work from houses and someone said they work from a cottage I feel less wary of a ground floor flat. As there's lots of others about which would scare off any of those weird stalker types I imagine.

Aafter living in a place (that I dont work out of) currently, thats on an upper floor. It's a chore to always go down and out to walk my dog every other hour like I do. Whereas on a ground floor can just open my back door. Plus I get cabin fever not being able to sit and have a coffee looking out at a garden back door open etc rather than only looking out of windows. Espresso in summer. It's only thing that gives me sanity between clients. Little thing I know. But big deal for me. So I'm not sure..

How do you go about asking the landlord if he lives close by without raising suspicions?

Even if I wasn’t a hooker I still wouldn’t want landlord near.

I remember one place I had and it turned out the landlord brother lived next door.

I'm glad I got all the Cynthia Payne books before the prices rocked to sky high.

I would just ask if they're nearby for any emergencies or repairs or what would happen in that situation then you will know if they're local, I guess.

Great checklist. I would add to it:
- thick walls. Used to live in perfect workable flat with a paper thin walls. Neiboroughs was out all day but then lady next door lost her job and I could hear her morning fart ;D

In addition- An intercom system where you can see the client or failing that windows looking out onto where they arrive so you can see not more than 1 person or someone you have banned.
