Please help ladies I could do with some advice

Hey Ladies

As most of you know finding some where to live and being self employed can be a nightmare I also need a place that is ok with pets as I have a dog . I usualy got on gum tree and get private landlords Im having a nightmare at the mo I had found some where perfect for me and my dog it fell threw because they wanted to stay in the property didnt get my deposit back till weeks later. I found some where else that was amazing but had to wait a few weeks to move back in . With out me not going into to much details I had a huge falling out with my accountant and she hadnt replied to my new landlord with a refrence like she usually does after I said I no longer wanted her doing my books any more she gave me a refrence  but wrote my job title in the refrence which she has never done before this was done on purpose . Clearly my new landlords were put off by my job and said  I had lied bout my job so the tenancy would not being going ahead. I usually tell landlords I work self employed doing at home Pa work not lying really I work on online in  a away.
I then thought I had some where again but this landlord seems like a weirdo I
dont have a good feeling then I found some where new but its not private its not
agency either.

Its building management so like a agency they charge high deposits and they do refrence and credit checks thew a company the bulding manager sent me threw all
the paper work today Im really confused by it I was told the company check my refrences I explained I no longer have a accountant they said they with just my earning by contacting Hmrc Im worried they will find out my job title . I do not plan on working from this apartment just my cam of course but no clients . Has any  of you ever rented via this way or do you just stick to private renting Im getting stressed now just want some where nice .

Could be mistaken, but I would've thought that the credit check should / would cover the financial aspect but that 'references' (which to me would relate to your quality as a tenant) should be previous landlords, letting or management agency?
To me your accountant couldn't attest to anything of much relevance than whether you pay their bills on time, not whether you pay your rent or trash the residence which is what references should be addressing...?

Can you get previous landlords to be your reference or pervious civvy work employer. Cut the ex-accountant out totally. You can prove your income in the usual way by showing bank statements/tax returns. I assume you have copies of everything and not with this nasty hag of an accountant?

Hey ladies Update so I spoke to the building manager guy and he said the company will have to contact my accountant whos done my accounts and I really dont want her taking pleasure is messing this property up for me . Well yeh I usually go private and there happy with bank statements and usually she writes a refrence for me and past landlord and I show them my hmrc documents but there arent much nice private ones availiable at the mo and when I go for the nice ones there not pet friendly. I cant be bothered to lie rather be honest bout my dog we will find some where soon till then there are hotels and family lol we will be ok stressful xx

If it's your accountant causing the issues you could always say you don't have one? Letting agents can also be more flexible if you throw money at them, this time I'm back after "retiring" so didn't have a tax return available I just showed my income for the last 6months, did a credit check and referencing and paid 6months up front. Same money thing goes for the dog I've just walked in to a high street letting agent been honest and said I'd pay an extra deposit if the landlord would allow my cat doesn't always work with pets but it is possible especially in unfinished places.

Additional cautionary note re pets: if you get someone who'll agree to allow your dog try to make sure it's either a) referenced in the lease (most standard leases have pet exclusion clauses so you want to have that amended or removed) and / or b) you have something in writing from the landlord (not just the letting agent) saying it's OK to have pets there. Have seen too many cases where people are 'allowed' to have pets but then it's used as an excuse for termination or tagging on extra charges if you get an unfair landlord, if you have it in writing you can cover yourself. I know when you're in a sticky situation it's tempting to just take whatever's on offer and not cause a fuss but it can cause massive problems down the line - someone legit should want all the right paperwork in order just as much as you do!

Great advice with this building management they wanted to contact her and her details would be on my HMRC I do not want to state to much on here what we fell out over happy to discus in Pm but not on the forum but it really is a shame as I saw as a friend . Yeh I always get them to write they have agreed my dog in contract also I have been asked to pay for it to be professionally cleaned after which I say and they also goes into the contract but that ill get my own cleaner . I have started a new search for some where and I have stated Im self employed havent mentioned a accountant now and just said I can show bank statements and my Hmrc years tax return . There was a couple of places that I went to see that were ok and accepted pets but the landlords were creepy didnt get a good vibe there are a few nice ones I have lined up to go see x
