Am I mad to consider this?
« on: 07 May 2021, 07:11:58 am »
I have found the most gorgeous incall property, perfect in every way....however  the landlord lives next door, I am lowish volume (3-4 regular clients a day over 3 days).  There is a shared lobby (that is also shared with a shop, no cameras that I can see.  I've had a sleepless night thinking about it, I am about to sign contracts (just 6 months initially).  Really unsure what to do.

I would think this is too risky. I’d go with your gut here and if it’s causing sleepless nights, imagine how you’ll feel when you’ve signed the tenancy agreement and start taking bookings in the knowledge this could see you at risk if found out.

You say it is perfect in every way, yet, the next thing you write is that your landlord lives next door. So, it is not perfect.

I question that the number of clients you see is low volume too. What is certain, is that combination of the male only visitors, the shared lobby and the landlord next door means people will figure it out very quickly.

Either way, as a rental property, your landlord will specific insurance, and use it as a work space is a breach of contract. Keep this in mind. It is also worth noting that many landlords do not want anyone, whatever they do, working from their property.

Thanks everyone for your advice, so I did approach the letting agent and was honest, he was fine about it but said he would check with the landlady who unsurprisingly said no.....I personally think it was the right thing to do given the landlady was next door,  you never know it could have been a yes lol  I would never have relaxed knowing she was next door, so had nothing to loose by asking her.  Although I've lost a gorgeous apartment  it was the right decision, thanks everyone x

Hope you find somewhere else as nice with less hassle and no landlord/lady around.
